This is a real estate auction proposal for New Years Day 2002.

The plan is to rent a ballroom or large meeting-room here in Southern Indiana and conduct a multi-property real estate auction as a portion of an intensive marketing campaign. This will not be your stereotypical real estate auction but a method of intensive marketing designed to sell your property before, during or after the auction. The auction gets the buyer's attention and access to favorable financing closes the deal.

I have combined the best attributes of a real estate listing and the real estate auction method to create an amazing opportunity to sell your home.

Here is a brief overview of the real estate auction proposal;

I place your property for sale in the Southern Indiana Realtors Association's Multiple Listing Service (MLS). We simultaneously promote your property for sale as a real estate auction. Your property will be available for sale before, during and after the auction (if the auction is unsuccessful).

A typical real estate auction tends to eliminate the buyer who plans to reside in the property for a number of reasons and I have taken steps encourage the owner occupant because they are retail customers as opposed to investors that buy at wholesale to rent or resale. If an investor buys your property, they typically will resell it to an owner occupant for a profit. I try to eliminate the middleman in an attempt to increase your sales price.

Here are some of the reasons that many owner occupants are excluded from purchasing real estate at auction and the steps I have taken to make it easier.

  • Real Estate Auctions usually require a ten or fifteen percent nonrefundable down payment on the day of sale. Most buyers, especially young couples, don't have ten or fifteen thousand dollars to put down on their first home. I will incorporate the Ameridream program into this auction to create a zero out of pocket cost situation for the buyer. All they need is loan approval and a $500 nonrefundable deposit on the day of sale.
  • The manner in which a real estate auction is structured usually requires the buyer to obtain conventional financing, which is more difficult to qualify for than FHA financing and reduces the number of buyers that can afford your property. We allow preapproved buyers to use FHA financing.
  • Many Auctioneers charge a ten- percent buyer's premium and that increases the sale price dramatically, which may eliminate potential buyers.

The bottom line it just exactly that, I want to use my knowledge and expertise to drastically shorten the marketing time on your real estate while protecting your bottom line.

What is required of you to make this intensive real estate marketing method successful?

  • You have to be motivated to sell your property. When I say motivated, I mean be willing and able to accept a lower price than you might like.
  • You will have to agree to list your property for sale with me for 60 days, 30 days before the auction and 30 days after the auction.
  • You will be required to pay $500 for advertising in advance. Possibly more if your property requires special advertising.
  • I am going to charge you 5% of the sales price as commission.

Another way that I increase demand for your property is by cooperating with my fellow Realtors. If a Realtor has a buyer registered in advance of the auction and that buyer is successful, I pay the Realtor a portion of my commission for representing the buyer.

This real estate auction proposal is for New Years Day 2002 but I plan to do a number of these auctions this coming year. I also do conventional listings that do not include an auction.
